Welcome to Rose Hill Shared Housing. These Terms and Conditions ("Terms") govern your use of our website and housing services located in Baltimore, Maryland. By accessing our website or applying for housing, you agree to be bound by these Terms.

Housing Application and Approval

• All applications are subject to approval based on background checks, income verification, and references
• Application fees are non-refundable
• We reserve the right to deny any application at our discretion
• False information on applications may result in immediate rejection or termination of tenancy
• Priority is given to applications on a first-come, first-served basis for qualified applicants

Lease Terms and Conditions

Month-to-Month Tenancy

• All leases are month-to-month with 30-day notice required for termination
• Rent is due on the 1st of each month
• Late fees apply after the 5th of the month
• Security deposit equal to one month's rent is required

What's Included

• All utilities (water, electricity, gas, Wi-Fi)
• Basic furnishings in private sleeping areas
• Access to shared common areas and kitchen facilities
• Weekly cleaning of common areas
• On-site maintenance and support

House Rules and Community Guidelines

Quiet Hours and Respect

• Quiet hours are enforced from 10 PM to 8 AM
• Respect for all residents and their belongings is mandatory
• Common areas must be kept clean and tidy
• Personal belongings should not be left in common areas

Guests and Visitors

• Overnight guests require prior approval and are limited to 3 nights per month
• Residents are responsible for their guests' behavior
• Guests must follow all house rules

Prohibited Activities

• Illegal drug use or possession
• Excessive alcohol consumption or disruptive behavior
• Smoking indoors (designated outdoor areas only)
• Pets (without prior written approval)
• Subletting or unauthorized occupants

Maintenance and Repairs

• Report maintenance issues promptly to management
• Emergency repairs will be addressed within 24 hours
• Non-emergency repairs will be scheduled within 48-72 hours
• Residents may be charged for damages beyond normal wear and tear
• Access to rooms may be required for repairs and inspections with 24-hour notice

Termination and Eviction

We reserve the right to terminate tenancy for:

• Non-payment of rent or fees
• Violation of house rules or lease terms
• Illegal activities on the premises
• Behavior that threatens the safety or comfort of other residents
• Damage to property beyond normal wear and tear

Liability and Insurance

• Residents are encouraged to obtain renter's insurance for personal belongings
• Rose Hill Shared Housing is not responsible for theft or damage to personal property
• Residents are liable for any damages they cause to the property or other residents' belongings
• Use of all facilities and amenities is at your own risk

Baltimore, Maryland Housing Laws

These terms are subject to applicable Baltimore City and Maryland State housing laws and regulations. In case of conflict between these terms and applicable law, the law shall prevail. We comply with all fair housing laws and do not discriminate based on protected characteristics.
